Building regulations are standards set by government for design, construction and alterations to buildings in the UK. Building regulations make sure all properties are safe for people to live or work in.

You must apply for approval before you can build, alter or extend a property.

What the regulations cover

You need building regulations approval for:

  • erecting or extending buildings
  • installing works and fittings such as new waste appliances, new drainage, heating appliances
  • installing external windows and doors
  • electrical work in homes and gardens
  • alterations to the structure of a building
  • work affecting fire escapes
  • work affecting weather resistance
  • installing sound Insulations
  • installing ventilation and safety glazing
  • erecting sanitary conveniences and bathrooms
  • erecting stairways and ramps

What the regulations do not cover

You don't need building regulation approval for:

  • most repairs, replacements and maintenance work (excepts heating, fuse boxes and glazing)
  • new power and lighting points, or changes to existing circuits (except around baths and showers)
  • like-for-like replacements of baths, toilets, basins and sinks
